  • • Schulte European Group took over management of the Marine & Lawn Portfolio in January 2020, with Rusacks St Andrews reopening to the public in Sept 2021 following renovations and 46 key extension.
  • • In spite of COVID impact, RevPAR increased +41% and RevIndex increased +20% in 2022A vs 2019A, in the first year under SEG management.
  • • New Golf Tour Operator (GTO) relationships have been a key source of business driving elevated rates.
  • • Targeting business in connection with local demand drivers, e.g. University of St Andrews, Prestwick Airport, agencies and corporate business.

  • • Schulte European Group took over management of the Graduate portfolio in July 2019, and the Graduate Oxford UK reopened to the public in Aug 2021 following extensive renovations
  • • In spite of COVID impact, RevPAR increased by +19% in 2022A vs 2019A, in the first full year of SEG management
  • • The hotel continues to outperform, with RevPAR up +16% and F&B revenues up +28% in 2024AF vs 2022A, at a ~65% flowthrough to GOP.
  • • Revenue management was a key opportunity for the hotel, Schulte quickly implemented:
    • • Increased focus on maximizing peak dates and driving pricing for groups.
    • • Implemented and repositioned transient pricing strategy which has been successful for the hotel.
  • • Graduate Oxford is a key sponsor of 2022 and 2023 Boat Race, and received the Oxford Preservation Trust Certificate.

  • • Acquired the W Washington D.C. in 7/2021 and immediately upon acquisition removed the W flag and converted to the unbranded Hotel Washington D.C.
  • • Ran selection process of Brand, completed negotiations with different brands, and completed analyses for decision to go independent.
  • • Worked with branding agencies and relaunched the hotel as an independent brand with updated vision and concept.
  • • Re-conceptualized F&B and spa spaces based on market demand.
  • • Rebranded the rooftop bar and launched as the city’s iconic destination for drinks and events.

Marine & Lawn

Schulte is proud to be part of the brand new Marine & Lawn portfolio launching at three Scottish properties in Summer 2021. Rusacks St Andrews—a boutique hotel overlooking the 18th hole of the famed Old Course at St Andrews; The Marine Hotel -- offering views of the 1st and 18th fairways of Royal Troon’s Old Course, which has played host to nine Open Championships; and Marine North Berwick – looks out at the 16th hole of the West Links at North Berwick Golf Club.

Renovations are currently underway at all three hotels to reimagine the guest rooms and public spaces, add new food and beverage concepts and update fitness and leisure offerings. When completed, Rusacks St Andrews will have 125 guest rooms and three restaurants, including one on the rooftop; Marine North Berwick will have 83 rooms, two restaurants and a large spa and fitness center, and the Marine Hotel will include 89 rooms, multiple eateries, an indoor pool and squash courts.
